Big Decisions

   Selling your home is a big decision and it's one that should not be taken lightly. There are many things to consider when deciding to put your home on the market, and that’s where I can help.

   As your REALTOR® I will do the research it takes to come to a fair listing price for your home in today’s market. By completing a Comparative Market Analysis (CMA) on your home, I can show you where your home values compared to that of your neighborhood, and determine what your home can potentially sell for. (Just keep in mind that overpricing a home can deter buyers and leave it sitting on the market, all the while other homes in the area that are more reasonably priced are getting sold.)

Working For You

   As soon as you list your home for sale with me and Waterman Real Estate, I will immediately begin marketing your home for you. This will include nationwide internet advertising on the most popular sites buyers go to when searching for a home to purchase, such as Zillow, Century21, Truila, Realtor.com, Homes.com, and many, many more (in fact, over 500!), as well as being input into our Brevard MLS (for other real estate agents and even buyers to view). Not to mention being a featured listing here on my website, giving your home even more exposure to potential home buyers. We also use print ads, such as the well known Homes and Land magazine and Florida Today, known to get attention from home buyers. This is just the start of the comprehensive plan detailing all the efforts I will employ to sell your home for you.

Guiding you along the way

   As your REALTOR® I will also help guide you through the important steps it takes to get a home sold, starting with curb appeal. This could make the difference on whether a person will stop to take a look, or keep driving.

   A potential buyer’s first impression can make or break a deal! This leads to why prepping and staging your home is also a key step to getting to the closing table quicker. If a home is cluttered for example, or the front yard is a disaster, this could lead to potential buyers not even taking a second look and moving on to the next home for sale. You should also be prepared to show your home on a moment’s notice. It is best to make sure that your home is neat and picked up at all times. This may be hard if you have small children or pets, but having your home show-ready means that you will never lose an opportunity to have a prospective buyer walk through. Highlight what your home has to offer, and let’s show its potential!

   Once we’ve accepted an offer from a qualified buyer, the clock starts ticking. At this point the buyer will start having inspections done on the home. This would also be a good time to start packing and getting things in order. I will be in constant contact with the title company (who handles the closing process) and the buyer’s agent for you, and making sure all deadlines are met. I’ll keep you up to date on every step as they happen!
