Are you Ready to Buy?

    Looking in the newspapers, magazines, and searching on the internet, shows you low priced homes. The banks are advertising great mortgage rates. So you must think to yourself, what a great time to invest in buying a home! But it shouldn't be the main reason that pushes you into your first home purchase.
    In fact, buying your first home is a personal decision that you should make independent of what the market may or may not be doing. While it maybe a great time to buy your first home or even if the next chapter in your life involves downsizing, you need to ask yourself if it is the right move for you. Do you know what you can afford or what your credit looks like?
    The first step once you’ve decided that you want to start looking for a home, would be to go to your local mortgage lender and get pre-approved for a home loan. This will give you a better idea of what you can financially afford, and where to start looking in terms of home prices. Without first doing this, you could possibly be in for a disappointment when the home you’re looking at is out of your reach. Letting your Realtor know the right listing prices to be searching for will also quicken the process of finding the right home for you and your family.

Now you’re ready, but where do you start?

    Great you’ve been pre-approved for a home loan, now what? This is when you need to decide on where you want to live. Considering a few factors like how far you are willing to commute to work and school is a good place to start. Once you’ve narrowed that down, perhaps taking a drive around some different parts of town to get a feel for that particular neighborhood, and see if it feels like a place where you would like to call home.

Now let’s look for a home!

    It’s important for us to talk about what you need in a home, versus what you merely want. Having a knowledgeable REALTOR by your side will help.
    Starting with a price range that you feel comfortable with, let’s then think about home size and how many bedrooms you need. Then optional features like land size, pool, construction, and age of home. This will give us a great starting ground to start our search for your new home, and from there we can narrow it down to a list of properties to go take a look at!

You’ve found your dream home-let’s make an offer!

    You’re excited-you can see yourself building a life in this home, and where the couch will be. Now let’s make an offer on it! I’ll guide you every step of the way, from comparing the home to others like it and educating you on pricing and showing you the price range of comparable homes in the neighborhood, to discussing the terms of a contract.
    Once we give our offer and it’s been accepted by the seller, the clock is ticking and it’s time to begin scheduling the home and termite inspections. Why you ask? Because having these inspections done right away is important so that you know what defects and problems could exist in the home. At this point, if we find a problem with the home that you’re not comfortable with, we can walk away scratch free.
    I will also be in constant contact with your lender, the selling agent, and the title company making sure every deadline is met and that the process is moving along in the right direction and in a timely manner. While I take care of these things, this is the perfect time to start looking into homeowner’s insurance, get some quotes based on the home’s information, and get a good idea which company you’re going to go with (you want to have this ready and set up so that once you’ve closed on the home-your covered by insurance in case anything happens!).
    Once everything has been finalized, together we’ll do a final walk through of the home the day of or before closing. This is to make sure everything is in the home that is supposed to be according to the contract (i.e. appliances, pool pump, a/c unit, etc.). Then it’s time to close on your new home, and sign all the paperwork, but don’t worry, I’ll be right there with you. I’ll hand you the keys and even a little something to welcome you to your new home- and you’re off!
